On March 23rd, 2021, the BOE published the Royal Decree 178/2021 of March 23rd, which amends the Royal Decree 1027/2007 that approves the Regulation of Thermal Installations in Buildings (RITE). The new regulation, which comes into force on July 1, 2021, sets the energy efficiency requirements to be met by thermal installations in buildings and is committed to the principle of technological neutrality, without forcing the use of a particular technique or material, or preventing the introduction of new technologies. Let us not forget the importance of this regulation at the level of coordination of business activities, since all the operations to be processed at the level of control, maintenance, repair and verification of the conformity of the installation are carried out by subcontracted personnel.

How to obtain the RITE?

What is a RITE Certificate?
The professional license for thermal installations in buildings (RITE) is a document by means of which the Industry departments of different autonomous communities recognize the technical capacity of the certificate holder to carry out thermal installations and maintenance of buildings.
What is the periodicity of the maintenance of the equipment and the elements of a refrigeration plant according to the power of the installations?
– The installations must be inspected at least every 5 years …. The periodic revisions of the refrigeration installations will be carried out by refrigeration companies freely chosen by the owners of the installation from among the companies of the required level for the category of the installation to be revised.
-In general, the facilities comply with the regulations in force at the time of their construction, which does not ensure that they are adapted to current ventilation and indoor air quality requirements. More specifically, facilities prior to 2007 do not meet current requirements. Those of new construction, based on RD 238/2013 that modifies RITE 2007, do have more demanding indoor air quality performance.
-There are several guides and regulations on installations. Although the current regulations are very demanding with respect to indoor air quality and maintenance (RD 1027/2007 and RD 238/2013), it would be very important to develop good practice guides applicable, specifically to specific cases that complement the current legislation.
-Evaluating the entire fleet is practically impossible, since there is no infrastructure sized to carry out the work, in addition to the fact that there is no record faithful to the reality of the same.
